Park Min-seong, an employee at a global petrochemical manufacturer in Seoul's western Mapo District, lived in an apartment in Gangnam District that his family rented on a jeonse contract. Living with his wife and two children, the white-collar worker in his mid-30s wanted to buy his own apartment that is bigger in size.
서울 마포구 서쪽에 위치한 글로벌 석유화학회사 직원 박민성 씨는 전세 계약으로 임대한 강남구 아파트에 가족과 함께 살았다. 아내 및 두 자녀와 함께 살고 있는 30대 중반의 사무직 노동자 박 씨는 더 큰 아파트를 사고 싶어 했다.
Jeonse is one of the most popular housing rental systems in Korea under which tenants put up a lump-sum deposit without paying monthly rent, and get the full amount of the deposit back at the end of the contract.
전세는 임차인이 월세를 내지 않고 보증금을 일시불로 냈다가 계약 종료 시 보증금 전액을 돌려받는 한국의 대표적인 주택 임대 방식이다.
He later purchased one in the Misa-dong area of Hanam City, Gyeonggi Province, just outside the eastern edge of Seoul, which was over 110 square meters in area. If he was to get an apartment of the same size in Gangnam or elsewhere in Seoul, his family wouldn't have been able to afford it.
박 씨는 이후 서울 동쪽 변두리에 위치한 경기도 하남시 미사동 일대에서 110제곱미터가 넘는 집을 샀다. 강남을 포함한 서울 다른 지역에서 같은 크기의 아파트를 구하려 했다면 가족들은 감당할 여유가 없었을 것이다.
The new location takes him an even longer time to commute ― almost double the time it took from his previous residence ― but he decided to settle there for now, being satisfied that he no longer has to live in the smaller apartment. Plus, there is the new Misa Subway Station which opened in 2020 in his new neighborhood, giving him easy access to public transportation to go to work in Seoul.
새 위치로 인해 통근 시간이 이전 거주지보다 거의 두 배 가량 더 오래 걸리지만 박 씨는 더 이상 더 작은 아파트에 살 필요가 없다는 만족감에 일단은 하남에 정착하기로 결심했다. 또한, 동네에 2020년에 새로 개통한 지하철 미사역이 있어 서울로 출퇴근이 가능한 대중교통 접근성이 좋다.
Lee Yeon-hwa, who lives with her husband, a baby daughter and a pet cat, moved recently from Seoul's eastern Songpa District to Gimpo City just outside the western edge of the capital where they bought a new apartment. Her husband, a commercial airline pilot, was out of work for over a year after being fired by his employer following the outbreak of the COVID-19 pandemic. Lee became the sole wage earner, but her salary was not enough to support the family for long.
남편, 딸 아이 및 애완 고양이와 함께 사는 이연화 씨는 최근 서울 동쪽 송파구에서 새로 구입한 아파트가 있는 서울 서쪽 변두리 외곽의 김포시로 이사했다. 민간 항공기 조종사인 이 씨의 남편은 코로나19 팬데믹이 발생한 후 고용주로부터 해고된 후 1년 넘게 실직 상태였다. 이 씨는 집 안에서 일을 해서 돈을 버는 유일한 봉급자가 되었지만 그녀의 봉급은 오랫동안 가족을 부양하기에는 턱없이 부족했다.
As soon as their jeonse contract expired early this year, she took out a mortgage loan and bought their own apartment after supplementing the payment with their savings. Due to their financial condition, there weren't many apartment options inside Seoul. Instead, they saw more affordable choices in Gimpo. It was also closer to the international airports in Gimpo and Incheon where her husband now plans to look for a job.
이 씨는 올해 초 전세 계약이 만료되자마자 담보대출을 받아 저축한 돈을 보태 자신의 아파트를 샀다. 서울 내에는 이 씨의 경제적 여건에 맞는 아파트가 많지 않았다. 대신, 그들은 김포에서 더 저렴한 선택지들을 찾았다. 김포는 이 씨의 남편이 현재 취직을 계획하는 김포와 인천의 국제공항과도 가깝다.
