Hyundai E&C’s Hillstate Yangsan The Sky is drawing growing interest from homebuyers as apartment prices in Yangsan, South Gyeongsang Province, show early signs of recovery, while planned rail links are expected to improve connections to Busan and Ulsan.

The development, located in the city’s Mulgeum area, comes to market at a time when newly built housing remains relatively limited in the area, a mature residential district with established schools, retail and public facilities, as well as access to Busan.

Recent transactions in the area point to a gradual improvement in market conditions. An 84-square-meter unit in the neighborhood sold for 564 million won ($408,500) earlier this month, up about 81 million won from February, according to the Ministry of Land, Infrastructure and Transport.

Transportation improvements are also expected to support the area’s appeal. The 11.43-kilometer Yangsan subway line is targeted to open in December, while a metropolitan rail line linking Ulsan, Yangsan and Busan is targeted for completion in 2031.

Hillstate Yangsan The Sky comprises two 20-story residential complexes with a combined 598 units. The first complex will include 68-, 84- and 159-square-meter units, while the second will offer 84- and 159-square-meter units. Both are designed around family-oriented layouts, with the majority of inventory concentrated in the midsized segment.

The project is positioned in an established residential and commercial area near Jeungsan Station on Busan Metro Line 2, Mulgeum KTX Station and the Mulgeum and Namyangsan interchanges. Nearby amenities include schools, retail facilities, a public library and Pusan National University Yangsan Hospital.

Recreational infrastructure is another advantage of the neighborhood. A public sports center, located next to the development, offers a swimming pool, fitness center, indoor golf practice range, bowling lanes, indoor gymnasium and outdoor performance space. The broader Mulgeum area also has Emart and Lotte Cinema.

The development features four-bay layouts in all units, excluding two penthouses, with floor plans offering walk-in closets, pantries or multipurpose rooms, depending on the unit type. Ceiling heights are planned at 2.4 meters, rising to 2.5 meters in areas with recessed ceilings, while glass railings will replace conventional metal railings on balconies serving the living areas.

Hyundai E&C’s high-performance floor structure system, designed to reduce noise between units, will be applied throughout the units, except in certain ancillary spaces such as pantries and walk-in closets.

Community amenities include an indoor golf practice facility, fitness center, study lounge and children’s indoor play space.

The project also offers flexible payment terms, including a 5 percent down payment, a fixed 5 million won initial payment and interest-free interim payments. Yangsan is currently designated as a nonregulated housing market, with no resale restrictions.

“Yangsan’s housing market is showing signs of renewed activity as prices of existing apartments in Mulgeum continue to rise and major transportation projects take shape,” a sales official said. “Hillstate Yangsan The Sky has continued to attract inquiries, given its location, amenities and favorable payment terms.”
