Hyundai E&C to build landmark residential complex in Gunpo

Hyundai Engineering & Construction (E&C) will build five 49-story residential buildings in Gunpo, Gyeonggi Province, turning the site previously occupied by a pharmaceutical factory into a regional landmark.

According to the construction company, it will obtain applications for purchase from prospective homebuyers for the Hillstate Geumjeong Station apartment complex next month. The five residential buildings will harbor 843 apartments, each between 72 and 84 square meters, as well as 639 studio apartments ranging from 24 to 84 square meters.

Linked directly with Geumjeong Station where Seoul Metro lines 1 and 4 cross, the complex boasts excellent public transportation infrastructure. It takes less than 40 minutes from Geumjeong Station to Seoul's Yongsan Station, and less than 30 minutes to Sadang Station. It is also close to Sanbon and Pyeongchon interchanges as well as other major roads.

The complex will also harbor a hybrid shopping mall, combining both street stalls and indoor stores. With a total area of 55,000 square meters, it will include shops, a food court, a brunch zone, a book cafe, facilities for children and a multiplex theater. It is close to major department stores and retail outlets that have been operating in Sanbon and Pyeongchon, as well as elementary, middle and high schools. Also, Hogye Park is within walking distance.

As it is close to industrial complexes including Anyang IT Valley, Gunpo IT Valley and LS Group, there is expected to be solid demand for the apartments. It is also competitive as a new apartment. According to Real Estate 114, a housing market information provider, 70.57 percent of all the apartments in Gunpo were built before 1998, while only 3.62 percent were built less than five years ago. Gunpo is not subject to the government's anti-speculation regulations, leaving investors with wider choices.

Its studio apartments are also expected to see solid demand as 44.4 percent of the households in Anyang and Gunpo comprise only one or two members.

Furniture made of eco-friendly materials will be installed, and all the parking lots will be placed underground. Surveillance cameras will be installed around the complex to enhance security.

The construction company will be applying its IoT system “Hi-oT” at Hillstate Geumjeong Station. Residents can control gates, lighting, gas, heating and ventilation through mobile devices. They can also control their home appliances such as air purifiers, air conditioners and robot cleaners that are IoT-compatible.
